Signature Senior Lifestyle

Signature is a provider of high-quality care and accommodation, offering a positive and modern approach to living for people in their later years. They currently have 13 care homes that are operational across London and the South East, and they are all registered with the Care Quality Commission as a nursing home. Any new development on this site would match those of their other facilities – namely a mixture of accommodation types and a range of communal facilities for residents receiving residential, nursing, respite and dementia care.

Where is the site?

The College is currently undertaking a process of rationalisation and improvement to the College’s education facilities within the Borough and represent the next step of their story after the Quarles Campus was sold and vacated last year.

At their Ardleigh Green Campus, the College is undertaking a phasing of its masterplan to help deliver the expansion of, and improvement to, its facilities. This will be funded through a combination of GLA grant funding and land disposals.

As part of these planned land disposals, Signature Senior Lifestyle are working up plans for a new care home facility on the site of the current car park at the south of the site alongside land on the corner of Nelmes Way and Garland Way for three self-build residential plots.

The proposed new educational facilities, care home and new build homes form the first phase of the College’s masterplan.

Each element is inter-dependent on each other, and the College has already submitted a planning application to re-provide the car park elsewhere on the Campus.

What are the proposals?

Signature Senior Lifestyle’s emerging proposals are for:

  • An 87-bed, state of the art care facility offering residential, nursing, respite and dementia care, meeting an identified local need
  • The building is predominantly 3 storeys in height, but it is set back from Nelmes Way, with views from existing homes screened by the retention of many existing trees and new planting
  • The care facility also steps down to two storeys close to Garland Way
  • 44 car parking spaces are proposed for staff and visitors, in line with the Council’s parking standards for a care facility
  • The creation of between 100 and 120 new jobs, in a range of full and part time roles and at a range of seniorities
  • Our aspiration is to for the care facility to formally link with the College’s health and social care courses
